Original job description

About Us

Fortiva Condominium Management is a new, Durham-based firm offering hands-on management to condominium corporations across the region. We're building our team and client base from the ground up. We hold high standards for service and responsiveness, and the same standards for how we treat our people.

We believe fast, high-quality service and a sustainable workload go hand in hand. That means realistic portfolio sizes, real support when situations get difficult, and a team that has your back instead of leaving you to sink or swim.

About the Role

We're looking for an experienced Property Manager who holds a CMRAO General Licence to oversee a portfolio of 3–5 condominium corporations. The mix includes high-rise, townhouse and low-rise communities, many of them older buildings working through multi-year renewal. You'll be the main contact for boards, residents and vendors, and you'll keep each property running smoothly, safely and on budget.

What You'll Do

Serve as the primary contact for assigned condominium corporations and their Boards of Directors

Prepare and manage operating budgets, reserve fund planning and financial reporting

Oversee day-to-day operations, maintenance and capital projects

Source, hire and supervise contractors; review and negotiate service contracts

Ensure compliance with the Condominium Act, 1998 and the CMRAO Code of Ethics

Attend and lead board meetings and AGMs

Respond to resident inquiries, concerns and emergencies promptly and professionally

Conduct regular site inspections and keep accurate property records

Manage insurance claims, status certificates and other administrative filings

What You Bring

A current CMRAO General Licence (required; Limited or Transitional licences won't qualify)

2–3+ years of condominium management experience

Strong working knowledge of the Condominium Act, 1998 and its regulations

Excellent communication, organization and conflict-resolution skills

Comfort with property management software and Microsoft Office

A valid Ontario driver's licence and access to a vehicle

Availability for after-hours emergencies as needed

What We Offer

$70,000/year

A portfolio of just 3–5 corporations, so you can give each one real attention

Real backup on difficult board, resident or emergency situations, so you're never handling it alone

Room to grow with the company as we expand

How to Apply

Send your resume to ansh@fvcm.ca with "Property Manager – Oshawa" in the subject line. We thank all applicants; only those selected for an interview will be contacted.

Fortiva Condominium Management is an equal opportunity employer. Accommodations are available on request for candidates at every stage of the hiring process.
